MaxxCity provides a hyper-local real estate discovery platform for the Space Coast, FL area. You may use the service to browse listings, explore neighborhoods, save favorites, and connect with agents.
Property listings displayed on MaxxCity are sourced exclusively from the Brevard MLS Internet Data Exchange (IDX) program. This feed may not represent a complete list of all properties currently for sale or for rent in the Space Coast area. Properties listed by brokerages that do not participate in the Brevard MLS IDX program, properties marketed off-market, new construction not yet entered in the MLS, and certain rental listings may not appear on this platform.
MaxxCity does not guarantee the accuracy, completeness, or timeliness of listing information. Always verify property details, availability, and pricing directly with the listing agent or broker. Listing data is updated regularly but may not reflect real-time changes.
Use of the Term “Neighborhood.” MaxxCity uses the term “neighborhood” broadly to describe geographic areas, communities, and local districts across the Space Coast. Some areas presented as “neighborhoods” on this platform are incorporated municipalities (such as cities or towns with their own local governments), while others are unincorporated communities, master-planned developments, subdivisions, or informal geographic areas recognized by local convention. The use of the term “neighborhood” is for navigational and discovery purposes only and does not imply any specific legal, municipal, or administrative designation. Users should consult official government sources for accurate municipal boundaries and jurisdictional information.
Neighborhood profiles on MaxxCity contain information aggregated from multiple third-party sources. MaxxCity is not the source of truth for any of this data. We make no warranties as to its accuracy or completeness. Specifically:
MaxxScout™ is an AI-powered home search feature provided for informational and discovery purposes only. By using MaxxScout™ you acknowledge and agree to the following:
AI-Generated Results. MaxxScout™ uses large language model (LLM) technology provided by Anthropic, Inc. (“Claude”) to interpret natural-language search queries and match them against available MLS listing data. AI-generated responses, summaries, and property recommendations are not guaranteed to be accurate, complete, or free from error. Results may omit listings that match your criteria or include listings that do not perfectly match your stated requirements.
No Warranty on Search Accuracy. MaxxScout™ searches are based on the data available in our database at the time of the query. MLS listing data is sourced from the Brevard MLS IDX program via the Spark API (FBS Data Systems). Data is synchronized regularly but may not reflect real-time changes in listing availability, price, or status. MaxxCity makes no warranty that any search result is exhaustive or current.
Proximity and Distance Estimates. Any references to distances or proximity (e.g., “near a Publix,” “close to top-rated schools,” “within 5 miles of the beach”) are estimates only. Distances are calculated using approximate geographic bounding boxes and cached points of interest (POI) data. They do not represent actual driving distances, walking distances, or travel times and should not be relied upon for transportation or commute planning. MaxxCity is not responsible for inaccuracies in proximity estimates.
Points of Interest Data. POI data used by MaxxScout™ (including grocery stores, schools, parks, restaurants, and other landmarks) is sourced from the following third-party databases:
MaxxCity does not verify the accuracy of third-party POI data and is not responsible for errors or omissions in that data.
Neighborhood and Market Information. Any neighborhood descriptions, walk scores, school ratings, or market statistics returned by MaxxScout™ are sourced from the same third-party data described in the “Neighborhood Data & Third-Party Sources” section above and carry the same disclaimers.
Not Professional Advice. MaxxScout™ is a discovery tool, not a substitute for professional real estate advice. Results should not be relied upon as the basis for any real estate purchase, sale, lease, or investment decision. Always consult a licensed real estate professional and conduct independent due diligence before acting on any information provided by MaxxScout™.
Data Caching. To improve performance, MaxxScout™ may serve cached search results for repeated queries. Cached results are retained for up to 24 hours and may not reflect the most current listing data.
MaxxCity uses artificial intelligence tools, including large language models (LLMs) provided by Anthropic, Inc. (“Claude”), to generate and periodically refresh extended neighborhood descriptions displayed on neighborhood detail pages. By using this Service you acknowledge and agree to the following:
AI-Generated Text. Neighborhood summaries labeled with the AI icon (✨) or accompanied by a disclosure notice are generated programmatically by an AI system using aggregated MLS listing data, publicly available community information, and editorial inputs. These descriptions are not written by a licensed real estate professional and do not constitute professional real estate advice, an appraisal, a market analysis, or a representation of any kind by MaxxCity Realty.
Accuracy and Currency. AI-generated descriptions reflect conditions inferred from data available at the time of generation and are refreshed approximately every 60 days. Neighborhood character, amenities, pricing, school assignments, development activity, and other conditions can change materially between refresh cycles. MaxxCity makes no warranty that any AI-generated description is accurate, complete, or current at the time you read it.
No Demographic Characterizations. Consistent with the Fair Housing Act and applicable fair housing laws, AI-generated content does not characterize, describe, or make representations about the demographic composition of any neighborhood, including but not limited to race, color, religion, national origin, sex, disability, or familial status. Any such characterization, if inadvertently generated, is unintentional and should be disregarded. Please report any such content to contact@maxxcityrealty.com.
Editorial Customization. MaxxCity may manually review, edit, or supplement AI-generated descriptions for accuracy and quality. The presence of an AI disclosure notice indicates that the description originated from an AI generation process, even if subsequently edited by a human.
Reliance Disclaimer. AI-generated neighborhood summaries are provided for general informational and discovery purposes only. You should not rely on them as the sole basis for any real estate purchase, sale, lease, or investment decision. Always verify neighborhood conditions through independent research, physical visits, and consultation with a licensed real estate professional.
Third-Party AI Provider. AI generation services are provided by Anthropic, Inc. under their applicable terms of service. MaxxCity does not control the underlying AI model and is not responsible for the inherent limitations of AI-generated content, including occasional inaccuracies, omissions, or outdated information.
MaxxCity Realty is committed to full compliance with the Fair Housing Act (42 U.S.C. §3604), the Florida Fair Housing Act (§760.20–760.60 Fla. Stat.), and all applicable federal, state, and local fair housing laws. We believe fair housing is not just a legal obligation — it is a foundational principle of ethical real estate practice.
Our Core Standard. We describe properties, not people. All listing content, neighborhood descriptions, AI-generated summaries, and search results on this platform are intended to describe the physical characteristics, amenities, and location of properties and communities — never to characterize, suggest, or imply that any property or neighborhood is more or less suitable for any person based on a protected class.
Protected Classes. MaxxCity does not discriminate, and our platform is designed to avoid language that steers any person toward or away from a property or neighborhood based on:

IDX Listing Content. Property listing remarks displayed on MaxxCity are authored by listing agents and brokers participating in the Brevard MLS IDX program. MaxxCity does not author or control MLS public remarks. We operate an automated monthly compliance scan of all active IDX listings for language that may reference a protected class. When potential issues are identified, MaxxCity reviews the flag and, where warranted, notifies the Brevard MLS for correction by the listing broker. MaxxCity is not liable for the content of listing remarks authored by third-party agents or brokers, but we take active steps to monitor and report potential violations.
AI-Generated Content. All AI features on this platform — including MaxxScout™ search, neighborhood description generation, and Open House Planner narratives — are governed by built-in Fair Housing compliance guardrails. These systems are specifically instructed not to generate, suggest, or echo language that references protected classes, characterizes who should live in a neighborhood, or uses recognized steering code words. Our AI systems are reviewed and updated regularly as compliance standards evolve.
Automated Compliance Auditing. MaxxCity conducts automated Fair Housing compliance audits of all platform content on a monthly basis, using a combination of pattern-matching technology and AI review. Audit results are reviewed by MaxxCity staff, and corrective action is taken on any content we control. We retain audit records as part of our compliance documentation.
Prohibited Conduct by Users. Users of this platform, including agents, brokers, and consumers, may not use MaxxCity’s tools, messaging features, or content to engage in discriminatory housing practices. This includes but is not limited to steering, blockbusting, redlining, or making representations that indicate a preference, limitation, or discrimination based on any protected class.
How to Report a Concern. If you believe any content on MaxxCity contains language that violates fair housing standards, please report it immediately to contact@maxxcityrealty.com with the subject line “Fair Housing Concern.” We will investigate and respond promptly.

Nothing in these Terms limits your right to file a complaint with any federal, state, or local fair housing agency.
You are responsible for maintaining the security of your account and all activities that occur under it. You must provide accurate and complete information when creating your account.
MaxxCity shall not be liable for any indirect, incidental, special, or consequential damages resulting from your use of the service or reliance on any neighborhood, school, or market data displayed on this platform. All real estate decisions should be made in consultation with a licensed real estate professional.
