People relocate for reasons that fit on a spreadsheet — a job, a housing payment, a tax line that disappears. They stay, more often, for reasons that do not. Brevard County, the stretch of Florida’s Atlantic coast known as the Space Coast, happens to present both kinds of reasons in the same place, and that combination is what we spend much of our time explaining to buyers considering the area from out of state.
This is not a ranking and it is not a promise about what any individual move will cost or return. It is a look at the verifiable features of the county — its employers, its geography, its costs relative to other regions, and its connection to Orlando — that shape daily life here.
The Space Coast name describes current operations. Brevard County is home to Kennedy Space Center and Cape Canaveral Space Force Station, two of the most active launch facilities in the world. In 2023, the Kennedy Space Center and Cape Canaveral Space Force Station corridor supported a record number of orbital launch attempts, with SpaceX leading commercial activity from Launch Complex 40.
Behind the launch schedule sits a broad employment base. The Florida Department of Economic Opportunity, now Florida Commerce, has identified aerospace and aviation as one of the state’s targeted high-value industries. Brevard County’s aerospace and defense cluster employs tens of thousands of workers across companies including Lockheed Martin, Boeing, Northrop Grumman, L3Harris Technologies, and SpaceX. L3Harris Technologies is headquartered in Melbourne, Florida, and ranks among the county’s largest employers.
That employment profile shows up in household data. Median household income in Brevard County was $65,386, according to the U.S. Census Bureau’s American Community Survey five-year estimates. For a buyer evaluating the area, the practical point is straightforward: the county’s economy is anchored by skilled technical and defense work, not by a single seasonal industry, and launch activity is a regular, visible part of the calendar rather than an occasional event.
Housing and everyday costs are where the Space Coast is most often compared with other aerospace and defense regions, and the comparison is worth doing with published data rather than impressions.
The U.S. Bureau of Economic Analysis and the Council for Community and Economic Research (C2ER) produce cost of living data that allows meaningful city-to-city comparison. On that data, the Palm Bay–Melbourne–Titusville metro area, which covers the heart of the Space Coast, carries a composite cost of living index well below the national average for comparable metro areas. Huntsville, Alabama, another aerospace hub, has a cost of living index close to the national average on the same measures. Los Angeles, home to major aerospace employers, carries a composite index roughly 60–70% above the national average, and housing costs in the Northern Virginia and Washington, D.C. area run more than double those in many Brevard County submarkets.
Housing drives much of that gap. The median home value in Brevard County, per the U.S. Census Bureau, is significantly lower than in California’s aerospace corridors or the D.C. metro. Individual results will always depend on the specific property and community, but the regional spread between income levels and housing costs is a documented part of why professionals in aerospace, defense, and technology evaluate this area.
Florida has no state personal income tax. The benefit requires no special planning and applies uniformly: the line item does not exist. By comparison, California’s top marginal rate is 13.3%, Virginia’s is 5.75%, and Maryland’s is up to 5.75%. For a household earning near or above the Brevard County median, the difference is material over the course of a year, and it is one of the first calculations relocating buyers tend to run.
Geography is the other half of the county’s profile. Brevard County sits between the Indian River Lagoon — one of the most biodiverse estuaries in North America — and the Atlantic Ocean, and that placement puts outdoor access into ordinary weekly routines rather than reserving it for vacations.
Cocoa Beach is widely regarded as the surfing center of Florida’s East Coast, with consistent swells generated by Atlantic storm systems and summer tropical activity; Ron Jon Surf Shop, a landmark in Cocoa Beach, has operated there for decades. The Indian River Lagoon supports recreational and sport fishing year-round and is home to over 700 species of fish, birds, and invertebrates, while offshore, the Gulf Stream runs relatively close to the coast south of Cape Canaveral, putting deep-water fishing within reach. For paddling, the Merritt Island National Wildlife Refuge, adjacent to Kennedy Space Center, offers trails through protected estuarine habitat across approximately 140,000 acres — one of the largest wildlife refuges in Florida.
And then there are the launches themselves. Watching an orbital launch from a beach, a yard, or a boat is an experience specific to this region. Schedules are published by SpaceX, ULA, and NASA, and under the right atmospheric conditions, launches from the Space Coast can be seen from as far south as Miami.
Brevard County is served by Brevard Public Schools, a district operating over 80 schools across the county. The district includes magnet programs, career and technical education academies, and International Baccalaureate pathway schools, and private and charter options are also present throughout the county. Attendance boundaries are subject to change, so buyers evaluating a specific address should verify current zoning directly with the Brevard County School Board. Our team can point you toward the district’s own resources for that verification.
The Space Coast’s western edge sits roughly 60 miles from downtown Orlando via the Beachline Expressway, State Road 528. That distance puts Orlando International Airport, the Orlando metro’s employment base, and its entertainment and cultural amenities within practical day-trip and commuting range. Orlando also hosts a growing cluster of technology and simulation employers, including defense contractors with Space Coast ties, so the job market within reasonable driving distance is wider than Brevard County’s own figures alone suggest.
For many buyers, that is the balance they are looking for: a coastal address, a working launch industry, and a major metropolitan area close enough to use without living inside it.
No county is right for everyone, and no article can substitute for visiting, driving the commute, and pricing a specific home. What the published data supports is narrower and more useful: Brevard County combines an active aerospace economy, comparatively accessible housing costs, no state income tax, and an outdoor environment built around a lagoon, an ocean, and a launch schedule.
